Brownfield sites register

Local planning authorities have a duty to prepare, maintain and publish a register of previously developed land (brownfield land) which is suitable for residential development. The register must be reviewed at least once each year.

Our brownfield register identifies previously developed sites that Herefordshire Council has assessed as being potentially suitable for housing. The aim is to help provide certainty for developers and communities and encourage investment in local areas. We are responsible for compiling, maintaining and updating the register.

The register is split into two parts.

Part 1 of the register includes land:

  • That covers an area of at least 0.25 hectares or is capable of supporting at least five dwellings
  • That is suitable for residential development
  • That is available for residential development and
  • Where residential development of the land is achievable

Part 2 of the register must also include land which the authority has decided to allocate for residential development following mandatory consultation procedures. Where land is entered in Part 2 of the register, it will be granted permission in principle under section 59A or the Town and Country Planning Act 1990. At present there are no sites within part 2 of the register for Herefordshire.
