Changes to building control charges

Please note building control fees are due to increase from 20 April 2026

Building control fees

Please ring or email us and we will calculate an individual fee quotation for your project based on your plans.

You will need to provide us with the following information:

  • Address of property including post code
  • Full scope of works, cost, duration
  • Contact name
  • Contact number
  • Planning reference number if applicable

Building regulations scheme of charges

A building control charge is due when a building regulations application is made, either with an application for building control approval with full plans or a building notice application.

Please use the request email quotation for building control charges link above to submit your plans, and we will confirm your fee based on the tables below.

A scheme consisting of more than 10 dwellings or a new dwelling over 200m2 in floor area – charges will be individually assessed.

References to floor area relate to the total internal floor area of all storeys.

Where more than one extension is proposed, the floor area must be added together to determine the charge.

A scheme consisting of extensions and loft conversions over 80m² - charges will be individually assessed.

For projects over £50,000, please contact us for a bespoke quotation.

Please enclose a written estimate of the cost of work, otherwise we will not be able to process your application. We may request a more detailed estimate to justify any plan charge submitted. The RICS schedule of rates will be used to determine the cost of works if deemed necessary.

"Total estimated cost" means a reasonable estimate that would be charged by a professional builder but excluding professional (architects/surveyors) fees and VAT. DIY estimates cannot be accepted.

Where a valid Full Plans application has been submitted, the plans have been checked for compliance and a Decision Notice issued. Third of the fee received for the application    
For schemes 3 years or more there is a new charge, this is for the re-activation/inspection of a dormant Building Regulation Application where a Completion Certificate has not been issued or there has been no significant progress with the work in the previous 3 years. £100 £20 £120
