Processing a planning application
When an application is received it is checked to ensure that everything has been properly signed, the fee is correct and the necessary plans have been submitted. A copy of the notes accompanying the application forms are included in the pack for your information. The Council is trying to improve the quality of information submitted with planning applications to avoid chasing up further information and ultimately delaying making a decision. Over 30% of applications are returned to agents and applicants because they are incomplete. A valid application for planning permission shall -
- Be made on an application form provided by the Council.
- Identify the land to which the application relates on a plan.
- Include plans and drawings necessary to describe the development.
Under the planning regulations, the Council can request further information or evidence which is necessary to enable them to determine the application or verify any details submitted to them including requests by Town and Parish Councils if appropriate. Such requests have to be reasonable and officers have to bear in mind that they should not demand more information than they need in order to reach a decision.
- Planning Services will send Town and Parish Councils a copy of the application form, plans and all the information submitted with the application as soon as it is accepted as a valid application.
- Copies of relevant additional information requested by officers, Town and Parish Councils and consultees, other than amendments to plans (see later), shall be sent to Parish Councils where it is considered material to making a decision on the application.
