The Council will carry out Statutory Consultations which will include a notification with various Statutory Bodies together with the relevant Town/Parish Council. In addition, there is also Statutory Publicity, which will involve a notification of the application to the neighbours of the site, a site notice and an advertisement in the local newspaper. The exact form of this depends on the nature of the application.
The Planning Officer will carry out a site inspection and consider the application against the policies of the Development Plan, as well as any other material considerations. This may result in negotiations with the applicant and the amendment of the scheme in order to make the proposal more acceptable in terms of compliance with the Development Plan. If amendments are made, it is usual for additional Statutory Publicity to be undertaken.
For most applications, the Statutory Requirement is that they should be determined by the Council within eight weeks of being registered. The applicant has the right of appeal if this deadline is not met.
The majority of applications will be determined by Officers under "Delegated Powers" - However, certain types of applications will be determined by the Planning Committee. The Planning Committee meets monthly.
