Plans for six affordable homes at Much Dewchurch supported

Members of the southern area planning sub-committee at their meeting on Wednesday, November 12 were minded to approve plans to build six affordable homes at Etna, Orcop Hill, Much Dewchurch.

The application has now been referred to the head of planning and transportation who will decide whether it will be referred to the planning committee.

Members wanted the permission to have legal restrictions on the cost of the homes which should be discounted by 40% of the open market value, their allocation to local people and on the standard of the housing

The application had been deferred at the southern area planning sub-committee on October 15 pending further details being provided relating to house sales on the existing site.

The site was formerly partly covered by two poultry units and this was an outline application with all other matters reserved for future consideration.

Orcop was identified as a settlement in the South Herefordshire District Local Plan but is not classified as a settlement in the Herefordshire Unitary Development Plan so in policy terms the site is regarded as being within open countryside.

Herefordshire Council's traffic manager said visibility from the access is sub-standard.

Herefordshire Council's strategic housing department did not support the application, saying Orcop has a lack of facilities and services, making it an unsuitable location for affordable housing.

Much Dewchurch Parish Council were concerned about allowing development on a greenfield site.

Orcop Parish Council fully supported the proposal for more affordable homes in the area.

Four letters of representation were received concerned at extra traffic and the fact Orcop has no shop or school.
